The honest Fresno answer ·

The best Fresno neighborhoods, by what matters to you

There is no single “best” neighborhood. Here are the best ones for the way you want to live.

“What’s the best neighborhood in Fresno?” is the question I hear most. The honest answer: it depends on what you need day to day. Here is a starting list, grouped by what people usually care about.

For families and schools

  • Clovis. A separate city with a smaller suburban feel, newer development and the Clovis Unified school district, which many families choose it for.
  • Woodward Park. Newer homes and townhouses in northeast Fresno, next to the regional park’s trails and Japanese garden, with River Park shopping close by. Median sale about $500,000.
  • Copper River. A master-planned community in far north Fresno around a golf course, with parks, paseos and trails. Builders announced new homes from the mid-$500,000s in 2024.

Tip: School boundaries can split a street. Always confirm the assigned schools for a specific address.

For character and charm

  • Tower District. Fresno’s arts neighborhood around the 1939 Tower Theatre, with Craftsman and Spanish Colonial Revival homes, theaters and patios. Median sale about $315,000.
  • Fig Garden. Huge trees, few sidewalks and a quiet, rural feel inside the city. Median sale about $387,000 in Fig Garden Loop.
  • Fresno High–Roeding. Craftsman and mid-century homes near Roeding Park and the Fresno Chaffee Zoo. Median sale about $315,000.

For walkable city living

  • Downtown. Lofts and newer condos around Fulton Street, Chukchansi Park and the Saroyan Theatre, and the future high-speed rail station. Median sale about $190,000, the lowest entry point on this list.

For more space and higher-end homes

  • Van Ness Extension. Tree-lined streets of mid-century homes and townhouses along Herndon, one of the higher-priced areas in the city. Median sale about $660,000.
  • Sierra Sky Park. A one-of-a-kind residential airpark near the San Joaquin River, where some homes have hangars. Median sale about $443,500.

For value and variety

  • Roosevelt. A large southeast area of smaller neighborhoods near the Fresno Fairgrounds, with Craftsman and Spanish Colonial Revival homes. Median sale about $360,000.
  • Hoover. Homes and apartments near Fresno State, Fashion Fair Mall and the Save Mart Center, popular with renters and university staff. Median sale about $345,000.

How to choose

Start with four questions: your budget, your school boundary, your commute and your lifestyle. Then visit your top two or three areas on a weekday evening and a weekend morning. See every area on the neighborhood map, or book a consultation and I’ll help you narrow it down.
